House Rules

Please follow these rules to avoid fines or being asked to leave without a refund.

Reservation Requirements

• The primary renter must sign the rental agreement and provide a valid ID within 24 hours of booking.
• A $250 security deposit will be held and released 5 days after checkout if there is no damage and all house rules have been followed.
• The number of guests must not exceed the number listed on the reservation.

No Parties or Events

• Parties or events are strictly prohibited.
• If a party or event occurs, guests will be asked to leave immediately without refund.
• If you are looking for a property to host a party or event, please do not book this home.

Smoking Policy

• No smoking of any kind inside the home.
• A $500 fine will be charged for smoking inside the property.
• Illegal substances or illegal activity are strictly prohibited.

Quiet Hours & Noise

• This is a quiet residential neighborhood, and we ask that guests respect our neighbors.
• Quiet hours are from 10:00 PM – 8:00 AM in accordance with the City of San Antonio noise ordinance.
• The pool is closed during quiet hours.

• The home is equipped with noise monitoring devices (non-audio recording) inside and outside the property that monitor sound levels only.
• If excessive noise is detected, the monitoring service will contact you and provide a warning.

San Antonio noise ordinance limits:
• 63 decibels during the day
• 56 decibels at night

Guests are responsible for any city fines and may be asked to leave without refund if noise complaints occur.

If the noise monitoring device is tampered with or removed, guests will be asked to leave immediately without refund.

Parking Rules (HOA)

• Overnight street parking is not allowed between 10:00 PM – 8:00 AM.
• Please park in the garage or driveway only.
• Maximum of 5 vehicles allowed.
• Guests are responsible for any HOA or city parking fines or towing fees.

HOA rules also state:
• Only one vehicle or object may be parked on the street per home overnight.
• Street parking may not exceed 4 nights within a 7-day period.
• Vehicles may not remain parked for more than 24 consecutive hours.

Pool Rules

• All posted pool rules must be followed.
• No diving or jumping from trees or fountains.
• Please rinse off before entering the pool.
• Use indoor restrooms (not the pool area).
• Please dry off before entering the home or sitting on furniture.

Pets

• No pets allowed.

Cameras & Monitoring Devices

For safety and liability purposes, the property includes:

• 2 exterior cameras in the front of the home (front door and garage)
• 2 exterior cameras in the backyard (pool and patio areas)
• 2 noise monitoring devices (inside the home and backyard)

Noise monitoring devices do not record conversations and only measure sound levels.

Additional Notes

• Please sign out of all personal streaming services before checkout.
• Guests who violate house rules may be asked to leave immediately without refund.

HOUSE GUIDE:

Trash pick up is as follows:

Trash (brown bin only) on Wednesday mornings by 7:30 a.m. -please place on the curb Tuesday after 6:00 p.m. 

Please place TV remotes back in TV holder before leaving.

The ceilings fans/lights in bedrooms need to be turned using the white remote attached to the wall. Turn on light switch, then press until you hear the beep, and then press one more time to turn on light.

The playstation is set with parental controls-the kids profile has restriction, the adult profile does not have restrictions and has a pin to unlock. PLEASE DO NOT CHANGE THE PIN, THERE IS A $25 FEE THAT WILL BE ASSESSED IF THE PIN IS CHANGED.
We hope this home guide is helpful prior and during your stay: 

Thermostat will be set in a range between 65-75. You are able to adjust within these temperatures. The a/c unit and heater work great! In the summer months, it can take a lot for an a/c unit to beat the 100+ temperatures outside. Using the ceiling fans will help circulate the air, they also work great. We also have a few stand alone fans through out the house in case you need them, you will find then in the bedroom closets.

Overnight street parking (10 p.m.- 8 a.m.)- is limited to only one vehicle or other parked object per home.
Overnight parking may not be used for more than (4) nights in any (7) day period. Please move all cars into driveway and garage before 10:00 p.m. to avoid being ticketed or towed.
Additionally a vehicle or other object is not allowed to park for more than 24 consecutive hours in our HOA.
Please park in the garage and/or driveway-maximum of 5 cars allowed. Guests are responsible for fines if ticketed. 

For liability and safety reasons, there are cameras in the front of the house and in the backyard. There are 2 cameras in the front of the house, one by the front door and one by the garage. In the backyard we have 2, one facing the pool and one facing the patio area. No tampering with cameras, you will be asked to leave the home immediately without a refund**
